Nichols loves color, but knows that using it in moderation is best when styling a home. She keeps the color palette neutral and adds pops of color with the furniture and styling. “When I design a home, I never skimp on quality materials or style, she says. “I do it just as I would live in it myself.”

Nichols’s strategy for staging the home was to attract young buyers with retro-cool decor. Don’t really see the point of staging? Grant Steed of Lou Park Reality, the agent for this property, recommends the practice to his sellers if their budget allows: “It shows the buyer the functionality of the rooms, especially if the home has a strange layout,” he says.

And if during your tour you become attached to the decor, Nichols is willing to sell the furniture with the space to make it practically move-in ready.
